How does Stedone Homes choose which developments they develop on?

Stedone Homes has identified quality lifestyle, secure estate addresses within South Africa. We work closely with the primary Development Company, to gain an understanding of the procedures and protocols for the Development.

How do I get to view the sites available?

Stedone Homes uses the experienced services of the estate onsite sales team and accredited agents. They are well trained and qualified individuals who have an in-depth understanding of the Developments we are involved with and are able to assist you with plot selection. On selection and purchase of your plot, our Development Consultant and Project team will then help you throughout the building process until handover of your brand new home.

How do I finance my new home?

The banks will dictate how much deposit you need to put down and what LTV (Loan to Value) you are able to qualify for. You will be required to obtain finance for the full land/building price.

Please Note: We do have service providers who are able to assist you with deposit finance and bond origination if required.

When do I have to pay my first instalment?

If you are offered a Stedone Homes finance package, you only pay your first instalment when the home is completed and an occupation certificate is issued. If you use your own finance, you pay your first instalment on the first draw down payment requested from your bank from Stedone Homes.

Can I choose the finishes I want with the house?

Yes, We have a specialist finishes team who will assist you with selecting your preferred finishes. The initial Development Cost Estimate(DCE) includes a per SQM cost estimate on what finishes you prefer. Once you have signed a Home Development Contract with Stedone Homes, our team will then guide you through the actual selection of the various finishes, as portrayed in the final approved plans and Development Cost Schedule (which is based on the initial agreed Development Cost Estimate).

Can I change my finishes, once the building has commenced?

Yes, although any variation is for your account, over and above the quoted price in the Home Development Contract.(ask our client liaison manager about our Variation Order protocols).

Can I rather use my own supplier?

We encourage you not to do this, as the finishes team has already sourced very well priced products and are able to negotiate significant discounts on your behalf through our Stedone Group buying efficiencies. Using your own suppliers attracts various additional costs and is subject to approval from Stedone Homes, as your client liaison manager will explain to you.

How are the Kitchen and Bathroom Interiors designed?

Our Client Liaison Manager works together with you to finalize the finishes of your choice, within your budget requirements specified in the Development Cost Schedule. A comprehensive 3D , photo rendered finishes booklet is produced for you, enabling you to have complete peace of mind on your personal choices, before any construction commences.

How long will it take to build my house?

We quote from 6 - 9 months to complete construction, pending the specific build criteria of the Estate, and the plot & plan details. The onus is on you to assist us in getting all the paperwork and finance in place as quickly as possible, in order to expedite the pre-construction planning process, which includes plan submissions and approvals from the Estate Design Review Committee and local municipality.

How can I check that the house has been built according to specification, before I take occupation?

The PA (Principal Agent) signs off on a snag list at the end of the build period. Clients may elect to be part of this process or rely on the independent professional judgment of the Principal Agent.

What's the difference between me going to site, buying a plot, and then choosing from one of the accredited building companies on the Estate, versus buying a Stedone Home?

We are a specialist Estate Home Development Company. Those who have gone the "DIY" route, have the potential to experience extreme difficulties, cost escalations and time delays in managing their own build. With Stedone Homes in-house expertise and complete turnkey Home Development Contracts on offer, we can build you your home without costing you anything extra. Leave it to the experts!

Do I pay transfer duty when I buy a Home from Stedone Homes?

No, Stedone Homes trades as a VAT registered Home Development Company and prices quoted include VAT.
