

The Buying Procedure
Freehold Homes
Selection process, Budget confirmation and Plot reservation
1. Select the estate in which you would like your home.
2. Select the plot on which you would like your home to be built on.
3. Obtain an AIP(approval in principal) from our Bond Originator(Free service), which enables you to asses your budget up front, in terms of estimating the amount the banks will lend you and how much deposit you would need to come up with.
4. On confirmation of your budget and further intent, Stedone Homes secures your chosen plot with the Estate Developer.
Home building package design:
1. You have the choice of either:
1.1 Select from our portfolio of pre-designed and costed Home packages(with possible
personalized variations) OR
1. 2 Meet up with our designated architect and design your dream home(within your budget
guidelines).
2. The final agreed plan is then costed using our in-house quantity surveyor.
Signing sale agreement, bank submission & deposit payment
1. On agreement of final design & cost, you then sign a sale agreement with the help of your designated agent and Stedone Homes Client Manager. You are also required to pay a 10% deposit into the attorneys trust account on signing of the agreement.
2. The completed document is then submitted to your chosen bank, ( we strongly suggest you utilize the services of our originator to assist with securing the best deal for you- (this service is 100% free).
3. Once the bank has confirmed how much they will lend you and have issued the Conveyancing Attorney with the necessary documentation, the Attorney will then request you to pay/secure the balance of the purchase price(if applicable).
Finishes selection
On securing of the full purchase price and with all documentation finalized, you will then commence with the selection of your desired home finishes , with the assistance of our Interior Design Company, our showrooms/showhouses and online selection software.
Building process and handover
1. As soon as Stedone Homes has been notified by the conveyancing attorney that the full purchase price has been approved/guaranteed, We then instruct the transferring attorneys to proceed with the site transfer process and simultaneously submit your working drawings to the HOA & local council for approval.
2. On plan approval from the local council and HOA - Home Owners Association(if applicable), and the transfer of the land into our building companies name, the construction process is then commenced with.
3. Our area client manager is on hand to assist you with regular updates during the entire build process.
4. Any variations/re-designs requested during the building phase will be carried out, according to our Variation Order protocols.
5. On completion, an occupation certificate is then issued by the local council and your home is then ready to be transferred into your name.
6. A snag list is drawn up by the Principal Agent and agreed to and completed within 14 days.
Sectional Title Homes
Signing agreements
Buying a sectional title property through Stedone Homes, will require you to sign a standard sectional title agreement, including annexure's pertaining to the specific development. The schedule of finishes process provides a slightly more restrictive selection process, with you having to choose between a pre-arranged selection of finishes, as put forward by our Interior Design Company.
Pay deposit
A 10% deposit is paid into the attorneys account and a bank guarantee/bond is obtained for the full sales contract price (land plus building).
