Our dedicated DM's coordinate and manage each valued client, from the moment they are first listed as a lead, right through to signing their Home Development Contract.
With the aid of area Development Consultants (DC's), the DM will initially meet with a client to assess their requirements and run through a Development Cost Estimate. The DM also has at his disposal a range of "Complete Home" ready to build off plan houses that he can offer to clients. Upon appointment by the client of Stedone Homes, the DM is responsible for managing the client and all the other role players in the planning phase of a home development, including architects, interior designers and other specialists. Garlington Estate Hilton, KwaZulu Natal Midlands |
Located in the KZN midlands just outside of Hilton, Garlington Estate overlooks beautiful views of Otto's Bluff, Albert Falls and the surrounding farmlands.
Garlington is centred on Crowe Square, which will become the social hub of the community; the square is surrounded by luxury apartments, small offices, a coffee shop and a gym among others. The architecture - one of the main features at Garlington finds its roots in the original Cape Dutch farmhouse built on the property in the 1800's, as well as Hilton College just a couple of kilometers away. Garlington will feature a range of accommodation options including apartments, town houses, a retirement village and medium and large freehold properties.
It is important to the developers that the country feel of the area is retained. To do this, over half of the property has been kept as open spaces, allowing for horse-riding, hiking and mountain biking with eighteen privately owned stables to be built. Complementing the country feel is Nicolson's Restaurant which serves their own brand of "country cuisine" and is sure to become a favorite meeting place amongst Garlington residents.
All in all Garlington provides a country escape within easy reach of city life and is set to become one of the midlands premier addresses.

Brettenwood Estate - Lot 101
Friday 26 August saw another Completed Home Development hand over by Stedone Homes, this time it was in Brettenwood Estate. The Lu's new home may just have one of the best sea views on the Estate. The song "From a distance" must have played in the Lu's minds everyday as they watched their new home being built while renting an apartment on the Estate. Finally the day has arrived and we are sure that the Lu's are going to be extremely happy in their new home!

Cat's Adventures - August to September 2011
Once again I find myself saying huge thanks to Stedone Homes for their generosity with the cycling kit provided to me for my ongoing weekend adventures. They are absolutely fantastic and it is such a privilege to represent the brand whilst doing something I love.
Its been a rather manic few weeks with a whole bunch of fun and a little less bruises, wipe outs and whining about the hills! It must be that after almost 2.5 years of cycling I can officially say I am a weekend warrior! Training 2-3 times a week at Holla Trails where I see Stedone Homes are building an awesome little "tuck-shop" for us starved cyclists after our rides is once again really appreciated by all.
King of the Dirt - 40kms
I ventured up to Mooi River and did the Inaugural Fox King of the Dirt 40km ride (starting and ending at Sierra Ranch) all I can say is what an awesome weekend. For anyone keen on a family weekend away, diarise this event for next year it was affordable and great fun to be with fellow mountain bikers.
Umko Classic - 45kms
Next was the Umko Classic 45km which I can not express without too many rude words how long and hard those hills where. I would love to say I was "flying" and got all excited when I spotted a fellow rider in "Stedone" kit only to realise we had somehow missed a marker and descended into a valley which was fun on the way down but a mean monster getting out of. It was a long long day in the saddle, no records were broken however I was extremely happy to cross the finish line with an absolutely fantastic cycling tan which I will carry for the next few months no doubt!
Jeep Hill2Hill - 47kms
The Sunday Tribune Jeep Hill2Hill (a.k.a Hell2Hell) has always been my nemesis race. It was my first ever race in 2009 (in takkies) and I remember saying never again, however last year came and I was there and yet again 2011 came and I found myself getting up at 3h30 to get to Cato Ridge Start line in time for my 47km adventure. This year I had it all planned out, I had put in the time in the saddle, after Umko thought any hill was rideable and I was going to better my time come hell or high water. What can I say, but all the above worked..... managed to shave off 45mins from my previous 2 years times and the dreaded hills were not that bad, there were no rude words only chirps of encouragement to others I found on the way suffering their "first". I managed to enjoy the scenery and found myself smiling more than usual, thinking what an awesome country we live in and where else can one enjoy such activities. My only dark moment was when Burry Stunder who was doing the 105km race came past me with literally 2kms to go to the finish line..... WOW is all I can say, that guy is a legend and most certainly would love to say I managed to keep on his back wheel all the way home, but alas he left me in a whirlwind of dust and I took slightly longer than him to do those last few kms!!!!!
Durban Beachfront
In Summary I would also like to mention I recently took my bike down to Ushaka and rode to Blue Lagoon, around Moses Mahibida and back. For any of you wanting to get out and about, get your confidence, enjoy a nice flat and safe ride all I can say is we have the most gorgeous venue right here in the heart of Durban and I would urge you all to do it at least once. Riding is not always about racing.
Stedone Homes are always visible at these events and it is greatly appreciated having friendly waterpoints and happy positive people en-route. Thanks again for keeping our weekends fun.

Estate By Laws
When considering a move to an estate, a buyer must take into account the rules and by-laws that apply to both building on the estate as well as living there. The purpose of these rules is to ensure consistent standards are kept, thus increasing the prestige of the estate and ultimately increasing the property values.
Building guidelines differ slightly from one estate to another but generally they are centred on the design of the home, the types and quality of materials used and the contractors used. All designs go through a design review process overseen by the Home Owners Association; it is for this reason that using an approved architect is so important. Estates may also stipulate certain features must be built into a home such as rain water harvesting or solar panels and plans will not be passed unless these features are present. The use of approved contractors is also mandatory on most estates; these contractors need to be registered with the National Home Builders Regulatory Council as well as the Master Builders Association.
Rules and by-laws also relate to the use of an estate home. Rules such as limiting of the number and type of pets allowed, preventing the erection of out buildings and sheds as well as keeping drying washing out of view are some of the more common rules but each estate has its own set of guidelines. Estates will also usually prescribe rules for the standard of upkeep which must be met and failure to comply can result in fines for the homeowner.

Izinga Showhouse and Sustainable Suppliers Handbook
BioRegional together with Stedone Homes, are designing and building an exemplar One Planet Show Home and exhibition, at Izinga on Umhlanga Ridge - KZN, to be commenced by COP17-CMP7. The exhibition will detail:
How the home was built |
What green technologies have been used |
How it compares with a business-as-usual home in the middle-upper income bracket but seeks to be the new aspiration |
How it supports ten One Planet Living principles by assisting the homeowner to live a happy and healthy lifestyle within a fair share of the earth’s resources. |
How the same vision might be applied to other sectors of the housing market. |
Commitment to greener lifestyles and building is growing in South Africa but often the home purchaser or mainstream housing sector does not know what to do to become sustainable, or where to look for information. BioRegional and Stedone Homes aim to help by launching an experience that will offer education, example and where green technologies can be purchased in Durban, so creating a new aspiration for modern 21st century living.
A sustainable suppliers handbook is also simultaneously being put together by both companies, and will be published at the end of the year. This handbook will enable builders and clients alike to have access to the most eco friendly products currently available in South Africa.
The intention for this experience is to be a catalyst for change for homeowners, developers and policy makers alike. In so doing, the demand for sustainable life-styles will attract interest in all greener alternatives so helping us all to live within the resources of our "one planet".
To advertise in the Sustainable Suppliers Handbook contact Stedone Projects on 031 765 7181 for our information pack and rate card:
