The primary challenge of the Pre-implementation Project Manager is to achieve all of the project goals for your new home and this begins from submitting and pursuing all sketch and detailed plans to the Estate Design Review Committee at the relevant stages, within specific time frames. Then making sure a compilation of all the relevant documentation required for council submission, including the legal requirements for title deeds and transfers documents are all in place.
The submission and perusal of the relevant invoices and payments need to be in order for the above processes to take place. Once submitted the plans are followed through council and the Pre-implementation Project Manager will manage the flow between the different internal departments personally taking them from one department to another. He/She will then apply for and submit all the early commencement letters in at the municipality at the relevant stages allowed.
The Pre-implementation Project Manager is the main communication tool between the clients, architects and engineers throughout the process, keeping them up to date with relevant information at every stage, attending to or actioning any referrals if and when they arise.
The next important function of their responsibility is to compile all documentation for the application of NHBRC enrolment and perusal of the relevant engineering barcodes needed for enrolment. Sending and receiving all payment related queries pertaining to the NHBRC enrolments and making sure payment is received within the permitted time allowance.
It is in their capacity to compile all the relevant certificates, insurances, water metre connections and documents for the relevant estates, in order to achieve site handover. When the construction drawings (Architectural and Engineers) are issued to the site personnel this is when we move onto site. It's at this stage that it gets exciting and you know you're ready to start the build of your dream home.

1022 Simbithi
October saw another completed Home Development hand over by Stedone Homes.The Johnson's (Adrian, Sonja, Kiara and Sean) wanted to create their own "tree house" as they had previously ran a lodge in Malawi. Their home has created a lot of interest within the Simbithi community, partly because they decided to lower their home and thus surrounding themselves with more bushes and trees. They choose natural earthy elements throughout the interior of their home, from wooden laminate flooring to a walnut veneer Kitchen and also brought natural rock elements into the kitchen and bathroom areas. These elements where then reiterated on the exterior of the home, from slate to gum poles to natural rocks and custom made branch lights. Adrian and Sonja where both very involved with not only the exterior landscaping but also the interior selections and thus are testament to the "What you see is what you get" scenario.
Well done to Graham Mockridge and his team for creating another quality handmade product.

Cotswold Downs Contractors Golf Day
On Friday 28 October, the Stedone Homes 4 Ball, made up of James Arnott, Paul Symes, Steve Wearne and Scott McNair, took part in the Contractors Golf Day at Cotswold Downs. Although the round started in bright sunshine it was not long before the mist of Hillcrest descended and they were forced to pull out the waterproofs. The mist for most of the back nine meant that they were often playing without actually being able to see the hole or the flight of their balls (although this was sometimes probably for the best). All in all a great afternoon was had by all despite the weather. A big thank you to Jimmy Velissariou and his team for organising the event.

Gears 4 Ears
Palm Lakes Family Estate played host to the first Gears 4 Ears fund raising event on 22nd October. Set against a scenic backdrop, a number of enthused mountain bikers were eager to hit the trail to raise money for those in need of cochlear implants. The more avid bikers took on the 40km track, while others opted for the free flowing 18km. Along the way many excited youngsters were also given the chance to take part in the event on a 4,6km track. Stedone Homes were proud to sponsor a water point at the event and to support such a worthy cause. Organisers announced the event overall was a huge success and would like to thank all who participated.

Beacon Hill Fun Run
Beacon Hill Country Estate held their first ever fun run on the 8th of October. The fun run or walk as some preferred to refer to it, went underway from the estate's Show House, advancing around the entire estate, with participants completing the race back at the Show House.
Congratulations to Sanjwt Sankota who took first place in the race coming in at just under 22 minutes, Sanjwt Sankota is currently building his own home on the Beacon Hill Estate.
All participants received a prize, regardless where they finished in the race. Ranging from Stedone Homes running vests, trophies, key rings - sponsored by VS Panel Beaters, Beacon Hill Country Estate and Schoerie & Sewgoolam Inc, and Ali's photo shop for sponsoring family portraits.
Many stayed on at the estate to enjoy a delicious braai with friends and family and share their experiences of their first race of many to come at Beacon Hill Estate!

Don't ignore the most important question: how much is this going to cost you? Make sure you have researched the average cost for an Architect's service beforehand in order to properly evaluate the quoted cost.

BioRegional was mentioned in the last newsletter as working with Stedone Homes to build a One Planet Show Home at Izinga on Umhlanga Ridge... but who are we? BioRegional is an environmental organisation who is working globally on a programme known as the One Planet Communities initiative (www.oneplanetcommunities.org) which demonstrates that we can live sustainably within a fair share of the earth's resources, within the limits of our "One Planet". Working with housing developers and businesses BioRegional uses a framework of ten sustainability principles which we believe provides a tangible response to sustainable development. The initiative not only looks to developing green buildings with suppliers of green goods and services, but also incorporates a "lifestyles approach" to encourage happy and healthy living. By using this framework One Planet Action Plans are created to detail how sustainability might be achieved in any given development or in the case of Izinga, this one home. You will be invited to come and visit it in 2012!

More imminently, we thought it relevant to introduce COP17/CMP7 which is to be hosted in Durban from 28th November -9th December. It is a United Nations meeting between more than 190 countries from all over the world to find a solution to the global threat of human-made climate change. The aim is to stop the amount of carbon dioxide and other greenhouse gases in the atmosphere getting to a level which would cause dangerous changes in the world's climate system. About 15000 official delegates are expected at COP17, which will include presidents, ministers, senior government and UN officials, advisers, scientists, climate activist groups, business people and journalists. There will be many activities and events happening in Durban during this time ñ a Beachfront Green Festival, a Climate Change Response Expo, the Green Hub at Blue Lagoon and meetings of civil society groups in the Curries Fountain/Durban University of Technology areas.
