Investing in Estate Homes

Investing in estate homes over the past 20 years has proven to be one of the better property investments for a property investor to consider, in particular in context of the capital growth individuals have realised on a 2 fold basis:

1. Building off plan enables an investor to realise instant capital gains on a property, with an almost immediate premium being able to be realised once the home is completed. This occurs due to various factors, with the most obvious one being that a finished home is what most home buyers are used to purchasing. This in effect increases the demand for finished homes, which in turn pushes the price up (basic law of economics - supply and demand).

2. Estate addresses have continued to grow in popularity as lifestyle havens for the fortunate few over the past 3 decades and will continue to do so. As estates get more and more developed, so too does the demand for living in that estate. As a result, a property built/purchase 5 years ago in a typical estate, would in most cases have appreciated significantly in value, with investors realising substantial gains on a re-sale. (Homes built by Stedone Homes on Simbithi Eco Estate in Ballito, have consistently appreciated by over 30% from plan concept stage to completion.)

FINISHED HOME PROFILE
Another completed home on Simbithi Eco Estate by Stedone Homes.

On the 20th of April Lot 67 on Simbithi Eco Estate was handed over to Wayne and Rentia Denissen. Although there were a few hiccups along the way and the build took a little longer than expected the couple were ecstatic. The celebrations started in the kitchen that was manufactured and fitted by Woodcraft Kitchens and then proceeded to the covered patio. The patio is going to be a well used aspect of this home and I am sure that Wayne and Rentia will boost that they have the best sunsets in Ballito. Well done to Graham Mockridge and his team!

Walking Wounded Absa Cape Epic

When you break 3 ribs 7 weeks before the Absa Cape Epic start gun is due to be fired, you must surely think your chances of getting to that start line, let alone finishing this notoriously gruelling 8 day mountain bike race, are zero. But not so for Tony Bosman who was determined that this should not prevent him from "getting the t-shirt" (not the Stedone Homes cycling shirts he bamboozled out of James Arnott, Director , Stedone Homes, but the official Epic Finisher one)!

We (my wife and Epic partner, Sandy and I) had trained so hard for 8 months, enlisting the help of Stellenbosch-based Olympian Erica Green as our coach, having our lactate thresholds and VO2 Max levels tested at the Stellenbosch Sports Science Institute, even spending hours in the gym while on our skiing holiday in Austria, that I was not willing to throw it all in due to my broken ribs," a visibly proud Tony said. Immediately after the cycling accident in early January in which Tony broke his ribs, he enlisted the help of Dr Glen Hagemann, MD of the Sharks Medical in Durban to help him get healed and fit for the Epic.
Tony was prescribed cutting-edge technology in the form of plasma injections (whole blood is drawn from the patient and spun centrifugally to separate the red from the white blood cells; the latter is then injected into the 4 breaks in the ribs under ultrasound scan) as well as numerous sessions on the Beamer mat and physiotherapy. All these medical interventions seem to have paid handsome dividends as 7 weeks later Tony and partner Sandy stood in the start podium listening to race officials count down their start time for the opening Prologue Time Trial in Tokai forest, Cape Town.

What followed were 7 long and arduous day stages - 2 in the mountains and orchards of Tulbach, 2 around Worcester including a second time trial, 2 days which took the 1200 riders in 600 teams from Worcester to Elgin and the final days’ stage ending at Lourensford wine estate in Somerset West.

An average day started at 4.30am in order to be ready for the batched race starts commencing at 7am. The pair would cycle the route (anything from 89km to 143km per day on farm roads, single track, 15% gradient rocky climbs and treacherous descents down craggy mountains) in approximately 9 hours, finishing at around 4pm daily. "Woolworths was the official food sponsor and not only did they provide eats out on the route at the watering tables such as muffins, fresh fruit, jelly babies etc but they also gave each rider a bag of nutritionally balanced, delicious Woolies food as he or she crossed the finish line every day. We looked forward to this from many miles out of town!" Sandy couldn’t resist adding, "And they also set up full coffee stations at every race village serving the best cappuccinos in the business! I must have been their best customer as every day’s stage for me started and finished with a double shot, extra foam cappuccino!"

No-one was more surprised when the pair crossed the finish line in Somerset West than Sandy. "I had money all round town that Tony could not possibly complete the Cape Epic!" she laughed," we went with the mindset that Tony would do what he could - as long as we were having fun, that was the main object of the exercise." But hard-headed Tony had other ideas and finish they did, in style too, 409th team out of the 605 that set out in a total time of 52hrs24min for the 8 days! Now the pair say they cant wait for Epic 2012!
SUSTAINABLE LIVING TIPS
Rainwater Harvesting

Rain water harvesting is enjoying a renaissance of sorts in the world, a technology used for collecting and storing rainwater for domestic and garden use where running costs are negligible, and they provide water at the point of consumption.
There are many kinds of water storage tanks on the market putting quality as one of the considerations of many consumers, there are also different materials that make up a type of a water tank. For one, steel or aluminium tanks can be found in the market but the most common nowadays and in use are the types made up of polyethylene resins. A lot of companyís also offer rainwater harvesting starter kits like Catch-It. Pictured above.
So, lets save WATER, save ENERGY, save MONEY and save the ENVIRONMENT.
And a final Note: It is important to filter the rain water that you will be using in your home to ensure that all debris (eg. leaves) are removed. It is also important to ensure that your tank is large enough to comfortably meet your water needs, so as to minimise use of mains water. It is also worth upgrading to a dual flush toilet if you donít already have one, and to a front load washing machine, which uses less water than top-loaders.
